Good news for homebuyers! Mortgage rates have declined for the third consecutive week, providing some welcome relief for buyers who have been watching interest rates and waiting for an opportunity to purchase a home.
According to Freddie Mac’s November 5, 2026 report, the average 30-year fixed mortgage rate dropped to 7.18%, down from 7.24% the previous week. The average 15-year fixed mortgage rate also declined, falling to 6.57%.
While these changes may seem small, the direction of mortgage rates is encouraging, particularly for buyers considering homes in Centerville, Washington Township, Kettering, Springboro, Bellbrook, and throughout the Dayton area.
Why Are Mortgage Rates Falling?
Mortgage rates are influenced by several economic factors, including inflation, the bond market, and investor expectations about the economy.
Recently, yields on 10-year U.S. Treasury bonds have been declining, helping push mortgage rates lower.
Although nobody can predict exactly where mortgage rates will go next, three consecutive weeks of declines are certainly worth watching.
What Do Lower Mortgage Rates Mean for Dayton Homebuyers?
Even a modest reduction in mortgage rates can make a difference in a buyer’s monthly payment.
For example, consider a buyer purchasing a $350,000 home with a 20% down payment and a $280,000 mortgage.
At a 7.50% interest rate, the monthly principal and interest payment would be approximately $1,958.
At 7.18%, that payment drops to approximately $1,897.
That’s a savings of roughly $61 per month, or $732 annually.
The difference becomes more substantial if mortgage rates continue to decline.
Please note: These estimated monthly mortgage payments are for principal and interest only and do not include property taxes, homeowners insurance, mortgage insurance (if applicable), HOA fees, or other expenses. Actual monthly payments will vary based on your loan terms and individual circumstances. Contact your mortgage lender for specific rates, payment estimates, and financing details.
Should You Wait for Mortgage Rates to Drop Further?
This is a question I’m hearing from buyers, and it’s an important one.
After nearly 40 years of buying, renovating, building, and investing in real estate, I’ve learned that trying to perfectly time the housing market is rarely a successful strategy.
Here’s something worth considering.
When mortgage rates are higher, there may be fewer buyers competing for the same homes. That can sometimes create opportunities to negotiate a better purchase price, request seller concessions, or take more time evaluating a property.
If rates decline significantly, more buyers may return to the market, potentially increasing competition for desirable homes.
A lower interest rate doesn’t necessarily mean you’ll get a better deal on the house itself.
The purchase price, condition of the home, location, financing costs, and your long-term plans all matter.
And while refinancing may be an option if rates decline in the future, it isn’t guaranteed and involves additional costs.
What Does This Mean for Home Sellers in Centerville and South Dayton?
For homeowners considering selling, declining mortgage rates are also encouraging.
Mortgage rates directly affect how much home buyers can afford. When borrowing costs decrease, some buyers gain purchasing power, while others who have been sitting on the sidelines may decide it’s time to start looking again.
This could create additional interest in homes throughout:
- Centerville and Washington Township
- Kettering and Oakwood
- Springboro and Clearcreek Township
- Bellbrook and Sugarcreek Township
- Miamisburg and surrounding Dayton communities
Of course, pricing your home correctly remains essential.
I’ve always believed that a well-maintained home, priced appropriately using current market data, has a much better opportunity to attract serious buyers regardless of where mortgage rates happen to be.
Is This a Good Time to Buy a Home in the Dayton Area?
That depends on your financial situation, the home you’re considering, and your plans for the future.
But I do believe buyers should pay attention to opportunities that can develop when the market slows.
With less competition in some segments of the market, buyers may have negotiating opportunities that weren’t available when homes were receiving multiple offers within days of being listed.
Whether you’re looking for your first home, moving into a larger property, downsizing, or considering new construction, understanding both the housing market and your financing options can make a substantial difference.
My Advice: Focus on the Opportunity, Not Just the Interest Rate
Interest rates are important, but they’re only one piece of the real estate equation.
I’ve spent nearly four decades working with real estate from several different perspectives: as an investor, builder, renovator, and REALTOR®.
That experience has taught me to look beyond the headlines and evaluate the actual opportunity a property represents.
A home purchased at the right price, in the right location, and with financing you can comfortably afford may be a better long-term decision than waiting indefinitely for the perfect interest rate.
If you’re thinking about buying or selling a home in Centerville, Washington Township, Kettering, Springboro, or anywhere in the South Dayton area, I’d be happy to help you evaluate your options.
There’s no pressure. Just straightforward advice based on experience and current market conditions.
