Dayton Area Home Sales for June 2019

Average sale price climbed ever higher in June, and as has been the case for much of this year, new monthly records were set. The average sale price is the highest on record ever for the Dayton region.

Sales of single-family and condominium units reported by Dayton REALTORS® in June totaled 1,529, a decline of nine percent from June 2018 sales. Meanwhile, the average price jumped to a record $195,303 and the median price hit a new high at $170,000, increases of six percent and 7.5 percent, respectively. The cumulative sales volume reached $298 million, down three percent from June 2018.

June’s showing topped off a first half of 2019 which saw 7,776 sales transactions of single-family homes and condominiums, compared to 7,796 during the first half of 2018, relatively flat from last year.

A cumulative sales volume of $1.3 billion dollars (up five percent) brought the average sale price up almost six percent to $173,418 and the median sale price up six percent to $149,000 for the six-month period.

Listings submitted in the month of June continued to reflect the tight inventory in the housing market, with 2,041 entries, a drop of five percent from June 2018. For the January-June period, 10,494 listings were entered, a three percent decrease from the same period last year.

The overall active MLS single-family and condominium inventory at the end of June stood at 3,767, representing a 2.4 month supply of listings based on June’s resale rate.
